Between legacy and strategic vision, Alda Filipe is embarking on a new chapter in the leadership of luxury real estate in Portugal. By becoming the first Portuguese woman to join Kronos Real Estate Group’s board of directors, she is not only furthering a career spanning more than two decades in the sector, but also paving the way for a new phase of transformation in the premium residential market. In a conversation with Villas&Golfe, she spoke about the repositioning of Vale do Lobo Resort and the future of the Algarve as a European luxury residential destination. 

Is being the first Portuguese woman to join Kronos Real Estate Group’s board of directors a personal milestone or a sign of structural change in power and leadership in luxury real estate?
Joining the Kronos Real Estate Group board of directors represents a hugely significant milestone for me. It is recognition of a career spanning almost 25 years in the real estate sector, but also the continuation of an extraordinarily enriching experience, both professionally and personally, which has been marked by a strong sense of alignment between the vision and values of the company and my own. The fact that I am the first Portuguese woman to hold this position naturally has symbolic value. Even so, I prefer to see it above all as the result of a journey built on consistency, dedication and strategic vision – and as part of a natural evolution in the sector, where diversity of perspectives in leadership is becoming increasingly valued. In a market historically dominated by men, this appointment is also a clear sign of progress. […] Throughout my career, I have never let gender hold me back; on the contrary, I have always believed that authenticity and competence speak louder than any label.

What does Vale do Lobo Resort’s entry into Kronos Homes’ management signify as a new investment phase?
Vale do Lobo is an incredibly iconic asset, with a history spanning more than 60 years, and its full integration into the structure of Kronos Homes represents much more than a consolidation of the portfolio – it is a new strategic phase. We are talking about one of the highest-profile resorts in Europe, with a well-established international reputation, but one that needed a new vision […]. Since 2023, the new shareholder structure has allowed us to invest consistently in repositioning the resort, both in terms of experience and what it has to offer. This work has been reflected in very positive commercial performance and renewed market confidence. But more than the results, what matters most is the structural transformation that is underway. The launch of Vale do Lobo Residences, for example, is symbolic of this new phase. This is the first real estate development in more than two decades and marks a return to the direct development of residential units by the resort itself. It is the first of a number of other real estate projects at the resort and represents a marriage of legacy and innovation: preserving the identity that has made Vale do Lobo a byword for excellence, while preparing it for a new generation of residents and investors.

The Algarve is no longer just a destination, it is a place of heritage. What is it that distinguishes the new international investor who chooses this region today? 
The Algarve has long ceased to be regarded solely as a holiday destination. Today, it is clearly establishing itself as a place for safe investment and heritage preservation. People who choose this region are no longer just looking for a second home; they are looking for stability, quality of life, security and a strategy for medium and long-term capital appreciation. […] The new international investor is also better informed, more discerning and very keenly aware of the reputation of the asset and the developer. They are looking for a connection with nature, the possibility of walking on a practically pristine beach, but they also want services, professional management and infrastructure that works to the same high standard all year round. In the case of Vale do Lobo, a highly significant percentage of recent sales were made to clients who already had investments in the resort. This demonstrates confidence, continuity and a solid perspective on asset value.

In your opinion, what is the true essence of luxury real estate in 2026: architecture, exclusivity, sustainability... or experience?
In 2026, luxury real estate is, above all else, about experience. Architecture still plays a key role; exclusivity remains a decisive factor and sustainability has become a structural requirement. However, what truly distinguishes a project is how all these elements are brought together into a coherent concept. The concept of luxury has evolved significantly over the last decade. It is no longer just about premium materials or sophisticated finishes; it is increasingly associated with time, privacy, well-being and quality of life.

How do you preserve identity and exclusivity when managing a portfolio worth more than one billion Euros?
Preserving identity and exclusivity on a scale of this magnitude requires, above all else, strategic discipline and a long-term vision. Growth cannot mean the loss of individuality. Each project must have its own narrative, its own rhythm and a strong conceptual coherence. At Kronos Homes, we believe that value lies precisely in building communities with identity. Architecture, design and art are not incidental elements, they are a defining part of the project. We work with leading architects and multidisciplinary teams who guarantee meaningful differentiation – not only aesthetic, but also functional and urban.

The Algarve that is being designed for the next decade is of a higher quality, more sustainable and less dependent on seasonality. The goal is to further establish the region not only as a top-tier tourist destination, but also as a place for permanent residence and sound investment. At Kronos Homes, we are actively participating in this transformation. In the Algarve, this means modernising historic developments, introducing new residential projects designed for the long term, and raising urban, architectural, and environmental quality standards.

Is the Algarve finally competing with the Côte d’Azur and Sardinia in terms of European residential luxury, or are we still underestimating our true potential? 
I believe that the Algarve is no longer just an up-and-coming competitor – it is now a firmly established player in European residential luxury. It has the climate, security, landscape, gastronomy and well-established assets that naturally place it alongside destinations such as the Côte d’Azur and Sardinia. The difference is that for many years we were more discreet in the way we communicated this positioning. There is a real shortage of real estate products in truly prime locations, which makes properties in established areas such as Vale do Lobo particularly resilient. This scarce supply, combined with the increasing professionalisation of the real estate market in Portugal, has created a climate of great stability. Today, we offer quality construction, a stable legal framework, authenticity and a lifestyle that is difficult to replicate in other European destinations. The levels of international demand and the commercial results we have seen demonstrate that the market recognises this value.
